Real estate investing isn't Vegas and playing roulette or rolling dice where the odds aren't in your favor, regardless of your knowledge of the game.   Investing in commercial real estate is not gambling. For those who understand the industry, the odds are in your favor, especially if you've mitigated your investment risk by buying at the proper basis, assembling a sustainable capital structure with reliable debt partners and managing duration risk effectively.   When done correctly, commercial real estate investments minimize your downside risk. Your returns primarily come from actual cash flows, with the potential for modest capital appreciation over a five to 10-year holding period. The downside protection limits the upside, assuming investors are prudent and avoid over-leveraging.   Unfortunately, the past decade saw many real estate syndicators benefiting excessively from an artificially low interest rate environment, leading to significant cap rate compression in sectors like multifamily and industrial. This favorable environment has ended, and we now face a prolonged period of higher interest rates, making SPECULATIVE real estate investments unwise. Professional expertise is essential in this new landscape; knowledge and financial discipline are keys to winning as an investor. The net sum of capital gains reported in tax filings in the U.S. has grown by an average of 18% annually since 2014, reaching $2 trillion in 2021, with projections suggesting it could reach $3.1 trillion this year.
