Most of us in the healthcare design/planning community harken back to Vandy's One Hundred Oaks Mall as starting the trend for adaptive reuse of commercial space for healthcare utilization (definitely not the first, but one of the largest/well done). This trend has continued, especially in the years following COVID with three significant drivers: 1) astronomic increase in base construction costs, 2) a steady increasing shift to ambulatory, and 3) a competitive drive to increase access points. Becker's article from last week shows the continuation of this trend and presents additional considerations, such as: lets recycle infrastructure and continue to invest in communities that commercial business has pulled out of. As a case study, we used the transaction I completed last year when SAC Health acquired the 280,000 sq ft former Well Fargo Mortgage Western Regional HQ in San Bernardino, CA to convert to medical use. Maryellen Westerberg DrPH, MPH, RDN, CDCES, COO of SAC Health was also interviewed for this article. #healthcarerealestate #medicalrealestate #medicaloffice #medicalofficeinvestors #cre #boma #naiop Quote: "A medical tenant can increase the value of the space exponentially, as they're "extremely sticky," per Mr. Mapes. Once the expensive medical equipment is in the building — along with the complex electrical and plumbing systems that support it — it's likely to stay there for the foreseeable future. Landlords know this, and with office vacancy rates at an all-time high, they're eager for tenants who will stick. But most office spaces just aren't conducive to health systems' needs, according to Mr. Mapes — and the several urban health systems Becker's contacted who declined to speak further on the matter. Downtown office buildings don't usually have the parking space to support a steady stream of patients, clinicians and technicians. Their elevators are too compact for a gurney. Their ceilings are rarely high enough to support the specialized ventilation required by medical spaces. But if you look beyond the cities, there are still empty spaces: big-box retailers that have succumbed to online shoppers, dusty corporate parks that have fallen to remote work. Look hard enough, and you might find a gem."
