While there is some overlap between the two roles, the main distinction lies in the scope of their responsibilities. Are stops, excessive maintenance spending, and those messages you no longer want to receive from "above" keeping you awake at night and more? In my experience, this is because technicians, supervisors, planners, schedulers, coordinators, and even managers often have scattered objectives. It's worth mentioning that in different organizations, depending on the facility size, these six roles can be covered by four or even three individuals, with different combinations of tasks for each position. This translates into individual efforts that, in the worst cases, become fruitless. The solution to this problem is called STRATEGY. It means that all team efforts should be focused on implementing strategies, which are the actions and steps to ensure that assets will perform as intended for a specific period. Strategy doesn't just involve doing things but also ceasing activities that don't contribute to the projected objectives. For this, a communication and feedback channel among maintenance process participants is essential. A "Living Work System" is required to execute, record external issues affecting equipment, and identify necessary preventive and corrective actions. Desk plans simply don't work and waste a company's financial resources. To achieve this, it's necessary to have the best people, top-notch professionals, skilled executors, observant and documentation-savvy individuals, creative and innovative thinkers, brilliant strategists, excellent communicators, administrators who develop their personnel, and know where to invest resources. High-performance individuals are vital for success.

What are the Risks Associated with Third party Elevator Maintenance Third-party maintenance for Elevators can present several serious risks & issues, which can impact safety, reliability, and overall performance. Cannibalization Cannibalization is perhaps the most common and regular practice adopted by third-party maintenance personnel. It involves removing parts or components from one elevator to use them in another elevator to keep it operational when original spare parts are not available or affordable. Sometimes, many small parts from the same elevator are interchanged. For example, door locks, rollers, limit switches, Push Buttons, Display Units, Door Shoes. While this practice can be seen as a temporary solution to maintain functionality, it can lead to issues such as increased downtime for other elevators or equipment involved unless replacements are promptly sourced. Lack of Organizational Support Third-party individuals engaged in Elevator Maintenance frequently operate independently or in small teams, lacking adequate support or organizational assistance, especially in critical situations such as emergencies. Lack of Expertise and Training & Inadequate Knowledge Third-party maintenance providers might not have specialized knowledge about the specific elevator brands and models they service. For example, technicians might be unfamiliar with the proprietary software used in modern elevators, leading to improper diagnostics and repairs. Technological advancements in elevator systems require continuous training. Third-party People may not invest in regular training, resulting in technicians who are not up-to-date with the latest industry standards, technologies, and safety protocols. This can lead to suboptimal service and increased risk of malfunctions. Non-Compliance with Safety Standards & Regulatory Violations Elevator safety regulations are stringent to ensure passenger safety. Third-party providers might cut corners to save costs, leading to violations of these regulations. For instance, they might skip mandatory safety checks or fail to replace safety-critical components on schedule. Insufficient Safety Checks Comprehensive safety checks are crucial for elevator maintenance. Third-party companies might perform only superficial inspections, overlooking issues such as worn-out brake systems or failing emergency communication systems, which could compromise passenger safety. 😀
