About us
Established in 1991, ANDP develops, finances, and advocates for affordable housing at scale that promotes racial equity and healthy communities where families thrive. Today, ANDP is working to address the growing gap in wealth and homeownership between Black and white households - especially in neighborhoods of great risk of gentrification and displacement. REAL ESTATE - In 2020, ANDP launched Closing the Gap plan to develop or preserve 2,000 affordable housing units by 2025. Through its innovative development and financing of single-family and multifamily units, with both public and private sector partners, the ANDP is well on its way to meeting its 2025 goal. ANDP LOAN FUND - By engaging in innovative partnerships, ANDP, a member of the NeighborWorks Network, provides low-interest loans to support for-profit and nonprofit organizations that produce affordable housing. With an intentional focus on collaboration, the ANDP Loan Fund has increased its capital deployment, supported nearly 6,500 affordable housing units, and added down payment assistance to its portfolio of products. EQUITY & OPPORTUNITY - ANDP’s vision for racial equity motivates and informs every phase of its work: its development, policy, and lending capacities; the geographic focus of neighborhoods served; the selection of contractors and partners; and the makeup of its staff and Board of Directors. Through its campaign to create and preserve 2,000 units of affordable housing by 2025, ANDP estimates more than $50 million will be invested in Black-owned businesses in the form of partnership investments, direct contracts, and low-cost loan COMMUNITY – To help strengthen neighborhoods from the inside out, ANDP provides resident leaders with free access to local, state, and national experts through its Neighbors Together program. More than 500 metro neighborhood leaders have strengthened their leadership skills, learned how to address their neighborhood’s specific issues further.

Each June, NeighborWorks America and its network of 250 local organizations, including ANDP, mobilize tens of thousands of volunteers, businesspeople, neighbors, friends, and local and national elected and civic leaders in a week of neighborhood change and awareness. To join the NeighborWorks Week activity, ANDP hosted its 10th Annual NeigbhorsTogether to tackle another important topic... health equity. 100 neighborhood leaders and health advocates joined us at Atlanta Metropolitan State College (Official) to engage in a half-day conversation led by Out Of Hand Theater and their new #ThrivingTogetherAtlanta initiative. Our thanks to J. Cassandra Booth for providing a welcome from NeighborWorks America. Attendees were treated to a special performance highlighting the challenges too many people, especially low-income and people of color, face when trying to access health care and engage with their medical professionals. The performance was followed by an opportunity to participate in small group sessions. Attendees shared their personal experiences and their suggestions for improving systems and access. To understand the role of health care advocates, Jeff Smythe of ARCHI sat down with East Point Public Health Initiative member Zakiyah Morris (also a member of ANDP CLI Team) We especially thank Out of Hand and its new initiative, Thriving Together Atlanta. We also thank our partners at NeighborWorks America for their vital ongoing support of our work, including our Neighbors Together Program. We also thank our event sponsors, Pinnacle Financial Partners, PNC, Publix Super Markets Charities, and State Farm. Although "Jake from State Farm" couldn't join us, a team of volunteers from State Farm did! Thanks to them for their assistance. Thank you to today's hosts and panelists of the quarterly Atlanta Regional Housing Forum! The title was Housing Atlanta's Most Vulnerable Families, but the themes were innovation and collaboration. Video link here: https://lnkd.in/eu_yQZUq The City of Atlanta has housing momentum and is leveraging partnerships as a key to creating and preserving affordable housing and addressing homelessness. A huge success is its collaboration with Atlanta Housing to leverage state and federal funds to develop homes on city-owned land. President and CEO of Atlanta Housing Terri Lee emphasized the ability of housing authorities not only to develop housing, but to leverage funding through these partnerships and to collaborate on mixed-income developments and home ownership. Panelists Cathryn Vassell Esq., LCSW, Darion Dunn, P.E. and Chatiqua Ellison, MPP spoke of the innovation required to develop The Melody, a 40-unit permanently affordable supportive housing project in Atlanta. The project uses FEMA containers from COVID to create housing for the unhoused in need of supportive services. From expedited permitting to community engagement to the importance of the Council in enabling this project to completion, the numerous partners included Partners for HOME, Atlantica Properties, HOPE Atlanta, The Beck Group, and many others. Attendees addressed the importance of reducing bureaucracy while engaging communities. City of Atlanta Chief Policy Officer and Senior Advisor Courtney English reminded us that the homeless are already our neighbors, and Bill Bolling encourages us to overcome NIMBY by knowing our neighbors. A virtual legislative update from Elizabeth Appley reminds us to keep up the advocacy for HB404 the Safe at Home Act and advocate to protect the vital State Low Income Housing Tax Credit. We went all-out North Pole at Martin House Apartments, serving seniors a Holiday luncheon, while wrapping toys for children living at Creekside Apartments in Adamsville!
